have been a Residential Home Loan Specialist for over 14 years, and in that
time I have worked with many Realtors. I know a bad one can cost a client
literally thousands of dollars and a great one can save you thousands of
dollars. An extremely knowledgeable and highly skilled Realtor can make
sure you get the house that is truly right for you at the right price. They
not only negotiate the initial contract to meet your needs, but they also
make sure you end up with the house you truly want. They negotiate throughout
the transaction as problems arise, and in most cases something unexpected
usually does comes up. Especially, if the inspections are not completed
before the seller lists the home.
A great Realtor will be able to point things out that you might not even have considered about the house or the surrounding neighborhood. As in any business, a true professional is always worth working with, whether youre an experienced buyer or a first time buyer. You know an agent is good when most of their business is repeat business, year after year. It is a relief to work with a Realtor that watches out for your best interests and doesn't try to sell you just any home. If you have a knowledgeable, effective and professional Realtor you are presently working with and you are comfortable and confident with them, keep working with them. It will make a substantial difference working with a great Realtor. As a buyer, if you are working without a Realtor please gather some advice from a professional. I have had clients that come to me for a loan who have decided to work without a Realtor and in most cases these clients end up owning a home they are happy with too. Although, I see better-valued appraisals come in when the client uses a great Realtor versus when they aren't using a Realtor. I have actually only seen a few transactions where the buyer benefited from not using a Realtor. One transaction was where the buyer was living in the property they purchased as renters and the seller/owner was living back east. Another transaction was about 10 years ago when a client went to buy a puppy on Summit Road and ended up making the owner an offer on the house and the seller/owner had no idea how much property values had gone up. The other transactions where the buyer did not use a great Realtor, the buyer just felt like they got a great deal, because in most of the cases the appraiser had a difficult time bringing in the purchase price value. If you do decide not to use a Realtor, you can pick up a legally binding contract at Mc Whorters. The contracts are not as thorough as a realtors contract, but they are binding. I do have a list of several inspections you can request when you purchase a home. It is good to know what you are getting into and these inspections can save you money in the long run. I do recommend being present at all the inspections so you can ask questions and truly understand the inspection results. Regardless of how a buyer chooses to purchase a home we give 150% into each client to acquire the best loan for them and guide them through the entire process.
